What is Facility Management in the structure of real estate management?
In the modern world, where business has to solve many tasks not directly related to the main type of activity, a clear systematization of all processes and tasks is necessary. And since the operation of real estate plays a key role in the life of the company, the whole range of work related to this was made in a separate industry, which was called Facility Management
There are many definitions of the term Facility Management, however, we present here the most relevant, approved by the latest ISO standard: Facility Management is an organizational function that brings people together, locates and adjusts the processes inside the building, with the aim of improving the quality of life of people and the performance of the core business.
FM is a complex of diverse services, which are usually divided into Hard and Soft. The first relate to the physical part of the building, its infrastructure, without which the building cannot function (lighting, heating, air conditioning and ventilation, maintenance), the latter are used to improve the comfort and convenience of people in the building and are not an obligatory part of the property (cleaning , security, catering).
According to the principle of organization, Facility Management is divided into:
- Internal FM – creating your own department in the company, which is responsible for all processes related to the operation of the building
- Outsourcing FM – transfer of non-core activities of a professional company. In this cooperation, the contractor provides management of individual services or several, depending on the terms of the contract.
- Integrated Facility Management is a full range of building management and maintenance measures.
Today Facility Management is the most important function of any enterprise. Competent operation of the property improves the comfort and safety of people, thereby increasing productivity and optimizing all possible resources.
