BIM technologies continue to expand around the world, and although builders and architects are more likely to use such software, facilitators also benefit from many of its benefits.

BIM (Building Information Modeling) or an information model of a building is an approach to the construction, equipment, operation and repair (as well as demolition) of a building (to manage the life cycle of an object), which involves the collection and complex processing in the design process of the entire architectural, technological, technological , economic and other information about the building with all its relationships and dependencies, when the building and everything related to it are considered as a single object. Simply put, this is a digital database, which is a 3D model of the building with all the information about materials, engineering systems, sensors, architectural solutions, any ongoing changes. Typically, such a technological solution is introduced in the design and construction of a building. However, BIM can also be implemented in existing facilities.

A facilitator who has access to such information can save hours and sometimes days of work, since there is no need to search and raise project documentation, to understand re-planning and placement of sensors, all this is in a convenient digital format on any connected device. In addition, thanks to BIM FM, specialists can test any proposed technical improvements in the virtual space and evaluate the results of such actions even before they are completed.

Thus, after conducting tests, the introduction of energy-efficient projects, resource optimization, redevelopment, etc. It becomes much more effective. According to European analysts, using BIM only at the design and construction stage can save up to 20%.

By the way, in Ukraine the information model of the building is not widely used. However, the first steps in this direction are already being taken. Back in 2018, the Ministry of Regional Development and Architecture announced a detailed study of the possibilities of introducing technology into the construction sector. And although the mandatory use of BIM in Ukraine in the construction and design of buildings did not become legislative, the relevant ministry still plans to implement its initiative.
