According to the latest UN research, by 2050 two thirds of the world’s population will live in cities. Over the past 70 years, the urban population has grown from 751 million to 4.2 billion people. Such large-scale urbanization has led to significant changes in the approach to the construction and operation of commercial real estate.

  • “Smart” buildings. Using sensors, sensors, various automation systems to ensure maximum savings of resources, while creating individual comfort conditions for people in the building

The Edge office building in Amsterdam, where the headquarters of Deloitte is located, is considered the smartest building in the world. The concept of the project was based on the desire to make the building as “sustainable” as possible. How does this object work?

Solar panels are installed on the roof and south side of the building, which provide the building with electricity. In order not to be hot in the summer, the windows of a smaller diameter are on the south side and are slightly recessed into the walls. On the north side, opposite all glass facades, so that nothing would interfere with the penetration of natural light. The artificial lighting system is equipped with sensors that automatically adjust the brightness, depending on weather conditions, in addition, each employee can individually adjust the brightness above his workplace, which significantly reduces energy consumption.

Heating and air conditioning of the building is made in a non-standard way. At a depth of 130 meters, 2 pumps are installed. Depending on the season, they pump cold or hot water into and out of the building. Water flows through thin hoses laid under the ceiling, thereby maintaining a comfortable temperature at any time of the year. The building also collects rainwater for technical needs and watering greenery.

Supports and automates the processes inside the building of special software based on the concept of the Internet of things. In addition to monitoring building systems, a special application installed on each employee’s smartphones reports on free parking spaces, free conference rooms, and a lunch menu. The data that the system receives from employees’ mobile devices is processed to optimize resources.

The surprising fact is that there are 1,100 workplaces in the building, and 2,500 employees. All this thanks to the concept of the office without being tied to the workplace. The employee uses only the place that he needs now, a conference room for working in a team, a booth for an important call, a sofa or an office desk for performing individual tasks.

Telus Garden as one of the greenest buildings in the world

The multifunctional complex located in Vancouver can rightfully be considered one of the greenest projects. On a total area of ​​93 thousand square meters. m. located offices, retail space and residential apartments. Inside the building there is an orchard, as well as a “park” in which there are over 1000 species of various plants.

The building receives energy from solar panels, as well as from a telecommunications company. The property is equipped with a rainwater harvesting system, parking and charging stations for electric vehicles.

Until recently, this skyscraper, located in Taiwan was the tallest building in the world. In addition to the standard set of energy-saving solutions, the building is equipped with windows, the surface of which reflects up to 50% of external heat, so the building does not heat up so much in a hot climate and saves huge amounts of money. In addition, the building re-uses about 20-30% of water. The elevators, designed specifically for the tower, have an aerodynamic design to reduce drag, and as a result, energy consumption.

Earlier we wrote about the work of the tallest building in the world, which by its uniqueness and technology is rightfully the building of the future. But today we will talk about one more miracle of architecture of a rotating tower Dynamic Towers. The building is planned to finish by 2020. 420 meters high, this building can become one of the main attractions of the city. Each of the 80 floors is fixed on the axis and will rotate independently of each other, constantly changing the shape of the building and creating an unusual visual effect.

Between the floors will be located 79 wind turbines, in addition, energy will be collected from the rotation of the floors themselves. Thus, the building will fully provide itself with electricity.

The project of the new headquarters of the world famous company is not fully completed yet, but many agree that the project may become the greenest in the world. It is planned that the campus will be fully powered by renewable energy sources, recycled materials are used in construction and decoration.

The area of ​​buildings is about 548 thousand sq. M. including offices, research centers, parking lots and other facilities will consume about 142 million kilowatt hours per year.

Thanks to modern technology and the imagination of architects, the projects that amaze the imagination on the planet every year becomes more and more. However, they are all united by common trends in environmental care, sustainable development and the use of technology to reduce energy consumption.
